Situated at the city fringe, this mixed-use development reimagines urban density by placing community engagement and open-air accessibility at its core. Rather than isolating retail and residential functions into distinct tiers, the architecture introduces a permeable public realm at the base that celebrates street-level energy and draws the neighborhood inward. Wrapped in expressive raw concrete and kinetic perforated screening, the building serves as a vibrant social anchor for the surrounding district.
At the heart of the podium lies a common open public space that seamlessly connects the street to the upper commercial levels. Designed around a soaring triple-volume void, wide stepped platforms, grand staircases, and integrated escalators naturally guide visitors from the ground floor up to the third level. Lush tropical landscaping and pocket seating are woven throughout this vertical plaza, transforming circulation into a series of inviting public steps where people can gather, dine, and observe city life.
Above this porous, light-filled commercial hub, the residential tower rises with a disciplined grid of cantilevered concrete modules and deep balconies. By elevating the living quarters above the bustling podium, the design ensures private sanctuaries with sweeping views of the city skyline, all while rooted in a dynamic, climate-responsive community ecosystem below.
